Buying a Country Home in Mallorca

The rural property market in Mallorca covers a wider range than most buyers expect. Fincas, country estates, farmhouses, posesions: each type has its own character, its own planning rules, and its own buyer profile. Knowing the differences before you start viewing saves a significant amount of time and, in some cases, avoids costly mistakes.

Types of Country Property in Mallorca

Finca rústica: The most common type of rural property in Mallorca. Stone-built, often with thick walls and wooden beam ceilings, set on agricultural land classified as suelo rústico. Plot sizes typically run from 5,000 m² to several hectares. Building on suelo rústico is tightly restricted under Balearic planning law, so always verify what has been legally constructed and what is permitted before buying.

Finca urbana: A country-style house built on land classified as urban or urbanizable. These follow different planning rules and generally allow more flexibility for extensions or new construction.

Posesió: A historic Mallorcan estate, often with origins dating back several centuries. These are the grandest rural properties on the island: large manor houses with extensive land, often including working olive groves, citrus orchards or vineyards. Supply is very limited and they rarely appear on the open market.

Casa de campo: A rural house that may not have the traditional finca architecture but sits in a countryside setting with generous land. Often more affordable than a restored finca and sometimes with more flexibility on extensions.

Prices vary considerably depending on location, condition, plot size and legal status. As a rough guide:

Country properties with a holiday rental licence command a meaningful premium. These licences are no longer issued for most rural properties in the Balearics following regulatory changes in 2018, making existing licensed fincas considerably more sought-after. Best Areas for Country Homes in Mallorca

North Mallorca

The countryside around Pollensa, Alcudia and Campanet is where many buyers searching for a Mallorcan country home end up. The landscape here is genuinely dramatic: the Serra de Tramuntana to the west, the Formentor peninsula to the northeast, and a network of quiet valleys in between. Central Mallorca

The interior of the island, often called the Pla, offers some of the best value in the rural market. Areas around Santa Maria del Camí, Selva, Algaida and Sencelles are well established among buyers who want genuine countryside without the price premium of the north or west. Palma is typically 20 to 30 minutes away, which matters for day-to-day practicality.

West Mallorca

Country properties in the UNESCO-listed Serra de Tramuntana mountain range, around Soller, Valldemossa, Deia and Alaró, tend to be among the most sought-after on the island. Supply is very limited. When properties here do come to market, they rarely stay available for long.

Southeast Mallorca

The countryside around Santanyí, Felanitx and Campos has attracted growing interest over the past decade. The proximity to some of Mallorca's finest beaches alongside a generally quieter pace makes it an increasingly popular choice, and it still offers good value relative to the north or west.

A finca is a rural property in Mallorca, typically built in traditional stone with a substantial plot of land. The most common distinction is between finca rústica (on rural agricultural land) and finca urbana (on land with urban classification). The planning rules that apply to each are quite different, so confirming land classification is one of the first things to establish when viewing any rural property.

Can I build or extend a finca on suelo rústico?

Building on suelo rústico in Mallorca is heavily restricted under Balearic planning law. In most cases, new structures cannot be built from scratch. Extensions to existing licensed buildings are sometimes possible but subject to strict limits on footprint and volume. The rules vary depending on whether the land is classified as suelo rústico común or suelo rústico protegido. Any work done without the correct permits creates legal problems that can be very difficult and expensive to resolve. Always get independent legal and technical advice before assuming that planned works are viable.

What does a country home in Mallorca cost?

Prices range widely. Renovation-ready fincas start from around €750,000. A restored finca in good condition with a pool and mature gardens typically starts from €1.2 million and can reach €4 million or more depending on location and quality. Large estates and historic posesions in the north or west of the island can reach well into the tens of millions. Location, plot size, legal status and condition are the four factors that drive value most significantly.

Can I get a holiday rental licence for a finca in Mallorca?

The Balearic Government suspended the granting of new ETV tourist rental licences for most property types in 2018, and the moratorium has remained in place. Fincas with an existing, valid licence are considerably more valuable than equivalent properties without one. If rental income is part of your plan, always verify that a licence exists, that it is current, and that it is legally transferable before buying.
