Andratx is one of the larger municipalities on the island, and that size matters for buyers: it covers very different landscapes and price points within the same postcode. The town itself sits inland, surrounded by the foothills of the Serra de Tramuntana, a UNESCO World Heritage range. Puerto Andratx, around five kilometres away, is where most of the sea-view villas and marina-facing apartments are found. Camp de Mar and Sant Elm round out the coastline on either side.
What draws buyers here consistently is the combination of a functioning local town, protected natural surroundings and easy access to Palma, around 30 minutes by car. That is a harder combination to find than it sounds in southwest Mallorca.
Andratx town is the historic centre, with a weekly market, local shops and an architecture that mixes Mallorcan stone with more recent development. Property here ranges from townhouses in the old streets to newer builds on the edge of town. Prices tend to be more moderate than on the coast, which attracts both local buyers and internationals after a permanent residence rather than a holiday home.
Puerto Andratx is where the market becomes genuinely competitive. The harbour is small enough to feel exclusive without being inaccessible, and the villas on the hillsides above the port command some of the better sea views in southwest Mallorca. Demand consistently outpaces supply here, particularly for frontline and first-row properties.
Camp de Mar is a quieter bay a few kilometres east of Puerto Andratx, with its own small beach and the Golf de Andratx course running along the hillside above the cove. Townhouses beside the fairway are popular with golf-focused buyers, and the beach area offers a more relaxed alternative to the port.
S'Arracó is a small inland village between Andratx town and Sant Elm, with a handful of country properties and fincas on rural plots. Properties rarely come to market here, and when they do they move quickly.
Sant Elm sits at the western tip of the municipality, a small coastal village facing the nature reserve of Sa Dragonera Island. The atmosphere is deliberately low-key, the beaches are good, and the views across to the island are among the better ones on this stretch of coast.
Modern sea-view villas are the most sought-after property type in the municipality, concentrated above Puerto Andratx and in Camp de Mar. Large terraces, infinity pools and open-plan living areas facing the sea are the common thread. New developments in Camp de Mar have added contemporary options at the higher end of the market.

Traditional fincas and country estates sit on rural plots in the hills around Andratx town and S'Arracó, among almond groves and old terraced fields. Many have been substantially renovated while keeping original stonework and wooden beams. Plots here are subject to the Mallorca Territorial Plan's rustic land minimums: 14,000 m² for standard agricultural land and 50,000 m² for protected forest.
Townhouses in the old centre of Andratx and in Camp de Mar appeal to different profiles. The village townhouses tend to attract buyers after year-round living with a genuine community; the Camp de Mar ones suit buyers who want easy beach and golf access with lower maintenance than a villa.
The Sa Dragonera Nature Reserve, accessible by boat from Sant Elm, is one of the better-preserved small islands in the Balearics, with hiking trails and a resident lizard population that gives it its name. The Tramuntana trails are also well within reach from Andratx, including routes that cross over towards Estellencs and Banyalbufar along the coast road.
For buyers comparing areas, Santa Ponsa and Palma are both within easy driving distance and offer different points on the price and lifestyle spectrum in this part of the island.
The Andratx market is one of the more active in southwest Mallorca, particularly in the premium segment above €2,000,000.
