In 2026, demand continues to be strongest for homes in excellent locations, renovated properties with character, modern villas with sea views and well-connected year-round residences. Limited supply in the most desirable areas means that island-wide averages can be misleading: two properties only a few kilometres apart may sit in very different price brackets.

The figures below are indicative asking-price ranges per square metre for good-quality resale property in 2026. Exceptional frontline homes, historic estates, new-build villas and properties with unusually large plots can exceed these bands. They should be used as a market guide rather than a formal valuation.

Palma: city living, historic homes and year-round demand

Palma has one of Mallorca’s broadest markets. Apartments requiring renovation outside the prime districts can sit below the city’s headline figures, while beautifully restored homes in the Old Town, penthouses with terraces, properties in Portixol and large villas in Son Vida command a substantial premium. For quality properties, buyers should generally expect around €4,500 to €8,000 per m², with exceptional homes in the most sought-after micro-locations reaching €10,000 to €12,000 per m² or more.

Palma’s strength is its year-round lifestyle: international schools, marinas, culture, restaurants, the airport and professional services all support permanent demand.

Southwest Mallorca: the island’s highest concentration of prime property

Southwest Mallorca remains the island’s most consistently expensive coastal market. Port d’Andratx, Bendinat, Puerto Portals, Nova Santa Ponsa and the Calvià coastline attract international buyers looking for sea views, privacy, contemporary architecture and marina access. Typical quality stock can range from €6,500 to €12,000 per m². The best frontline apartments and recently completed villas may exceed €15,000 per m², particularly where the view, orientation and finish are outstanding.

Prices can vary significantly within the same municipality. A renovated harbour apartment, a hillside villa and an inland village house should never be compared on price per square metre alone.

Northwest Mallorca: scarcity in the Serra de Tramuntana

The northwest of Mallorca, including Deià, Valldemossa, Sóller and Port de Sóller, combines dramatic scenery with strict planning constraints and a limited supply of suitable homes. This scarcity keeps prices resilient. Across the northwest, good-quality property commonly falls between €5,500 and €10,000 per m². Restored stone houses and discreet estates in Deià, as well as homes with exceptional sea views, can rise above €12,000 per m².

The market is smaller and more individual than in Palma or the southwest, so architectural character, privacy, vehicle access and outdoor space have an unusually strong influence on value.

North Mallorca: Pollença, Port de Pollença, Alcúdia and Formentor

North Mallorca continues to attract families and second-home buyers who value authenticity, beaches, sailing, cycling and a strong year-round community. In Pollença, Port de Pollença and Alcúdia, quality properties typically range from €4,500 to €8,500 per m². Townhouses with patios, renovated fincas, villas close to the sea and apartments on the Pine Walk sit toward the upper end.

Formentor and rare frontline positions form a separate ultra-prime market, where privacy, views and scarcity can take prices well beyond the general northern range.

Northeast and East Mallorca: value, space and a growing premium market

Artà, Capdepera, Canyamel, Son Servera, Colònia de Sant Pere and the east coast offer a broad mix of village houses, country properties, apartments and modern villas. Indicative prices for quality homes are around €3,500 to €6,500 per m², although luxury developments, frontline properties and new villas can exceed €7,000 per m².

The northeast is especially attractive to buyers seeking more land, tranquillity and a traditional setting without abandoning good restaurants, golf and beaches.

Southeast and South Mallorca: Santanyí leads a diverse coastal market

Santanyí, Cala d’Or, Portopetro, Portocolom, Ses Salines and the coast around Es Trenc remain highly desirable. Good-quality property generally ranges from €3,500 to €6,500 per m². Renovated village houses in Santanyí, modern villas close to the coast and rare sea-view homes can reach €7,000 to €10,000 per m² or more.

In this part of Mallorca, buyers often pay a premium for walkability to a village centre, proximity to a natural beach, tourist-rental potential where legally permitted, and a high-quality renovation.

Central Mallorca: more space and strong year-round appeal

Central Mallorca offers some of the island’s best opportunities for land, privacy and authentic village life. Santa Maria del Camí, Alaró and Binissalem benefit from fast connections to Palma and an increasingly international community. Across the centre, quality properties commonly range from €3,000 to €5,500 per m², while renovated fincas and premium homes near Santa Maria or Alaró can reach €6,000 to €7,000 per m².

The key value drivers are usually plot quality, legal documentation, access, renovation standard, mountain views and journey time to Palma.
