A member of our sales team will contact you to arrange a convenient time. Wherever possible, we visit in person. If distance makes that difficult, we can carry out a detailed remote assessment using photographs, documents and a video call.
3. We analyse the market
Your agent reviews comparable properties, recent sales data, current buyer enquiries and the specific characteristics of your area. We draw on our direct knowledge of active buyers and their budgets, not just published listing data.
4. We present our assessment

Mallorca

Do you visit the property in person?
Wherever possible, yes. A physical visit allows us to assess the property properly: views, condition, layout, outdoor areas, privacy and the surrounding environment all influence value and cannot be fully evaluated from a floor plan or photographs. Where an in-person visit is not practical, we carry out a detailed remote assessment using documentation, photographs and a video call.
What documents should I have ready?
Useful documents include the title deed (escritura), cadastral reference, energy performance certificate and, if applicable, the holiday rental licence. If you do not have all of these to hand, do not worry. Our agent will advise you on what is needed during the process. Can I rent out my property while it is on the market?
In many cases, yes. If your property has a valid holiday rental licence, generating income while it is listed is possible. Our rental team can advise you on the practicalities, including how viewings can be scheduled around rental bookings. Properties with proven rental income can also be easier to sell, as they appeal to buyers with an investment focus.
How long does the valuation take?
Once you submit the request, we contact you quickly to arrange an appointment. The visit itself typically takes between 45 minutes and an hour and a half depending on the property. Our market analysis and written assessment follow shortly after.
Why should I not rely on an automated online valuation?
Automated tools use listing data and broad area averages. They cannot assess sea views, renovation quality, outdoor space, privacy, orientation, holiday licence status or current buyer demand for your specific type of property. In the Balearic Islands, where two properties on the same street can differ by several hundred thousand euros for these exact reasons, an automated estimate can be significantly off in either direction. The Spanish Property Registrars publish market data by region, but interpreting what that means for your specific property still requires professional judgement.
