Pollença or Port de Pollença? Where to Buy Property in 2026

Pollença (Pollensa) and Port de Pollença (Puerto Pollensa) sit about six kilometres apart in the north of Mallorca, share a municipality and a mountain backdrop, and yet they are two very different property markets. One is an inland town of stone houses, squares and the Calvari steps; the other is a seaside resort and harbour wrapped around a sheltered sandy bay. Buyers often start by asking which is better. The more useful question is what your budget buys in each, and which way of living you actually want.

This guide answers that with figures: asking prices, price trends since 2023, rents and time on the market from Casafari, plus real homes currently offered by Balearic Properties, which has its head office in Pollença. All figures were last updated in October 2026.

These are asking prices, not the prices homes finally sell for, and smaller areas such as these move around more from one quarter to the next. Read the direction of travel rather than any single quarter.

The pattern matches the market data. For a budget of around €550,000 to €650,000, the town offers a three-bedroom house of 150 to 210 m², often with renovation potential, while the port offers a two- or three-bedroom apartment of around 80 m² close to the sea, or a townhouse slightly further back in Gotmar. Price per square metre in the port climbs sharply with proximity to the beach and views: the beachfront apartment above is listed at almost twice the per-metre price of the town houses.

Life in Pollença town

The chapel at the top of the Calvari steps in Pollença.

Pollença is a working town before it is a holiday destination. Life revolves around the Plaça Major, its cafés and the Sunday market, with the 365 Calvari steps climbing to a hilltop chapel and the cloister of Sant Domingo hosting concerts in summer. Schools, shops, health services and restaurants stay open all year, which is why the town suits people who plan to live here permanently.

The housing stock is mostly traditional stone townhouses in narrow streets, many with patios or roof terraces, plus country fincas in the valley. Older homes often need updating, and buyers should allow for proper surveys, planning checks and realistic renovation budgets. For more on daily life, see our guide to living in Pollença.

Life in Port de Pollença

Port de Pollença puts the sea at the centre of daily life. A long sandy beach with calm, shallow water, the marina and the Pine Walk along the bay make it a favourite with families and sailors, and the Formentor peninsula is on the doorstep. In summer the promenade, restaurants and water sports are busy; in winter the port is much quieter, though a core of residents lives here all year.

Homes range from apartments and penthouses with sea views to townhouses in residential streets such as Gotmar and Bellresguard and villas in Llenaire and on the hills behind the bay. Distance to the sea, views and the exact street drive price more than size. For more, read our guide to living in Puerto Pollensa.

Buying to rent out? Check the licence first

Several homes in both areas are sold with a holiday rental licence, which adds value, but location alone does not make a property eligible for one. Before buying with rental income in mind, confirm the licence or its feasibility, community rules, running costs and tax with your lawyer.

A practical tip: arrange a comparison day. See a townhouse in the old town in the morning, an apartment near the Pine Walk after lunch and a house on the edge of either town at the end of the day. Seeing the three types back to back makes the trade-offs between character, space and the sea much clearer than any table.
