Prices follow the coast. The southwest (Andratx and Calvià) is the most expensive part of the island, Sóller and the north sit in the middle, and the interior towns around Inca, Manacor and Sa Pobla offer the lowest entry prices. Palma sits close to the island average for apartments but has by far the largest market, with more than 4,300 apartment listings.

What to expect by region
Southwest: Andratx and Calvià
The most expensive stretch of the island: apartments average €9,488 per m² in Andratx and €8,106 in Calvià, and houses €10,213 and €8,610. Calvià also has the deepest supply outside Palma, with about 1,400 apartment listings. See our guides to Port d’Andratx and Santa Ponsa, or the Southwest Mallorca area guide.
Palma
Palma averages €5,874 per m² for apartments and €6,304 for houses, but the city is several markets in one: the gap between the Old Town, Portixol and Son Vida and the districts further from the centre is close to a factor of two. Read our Palma area guide and the Old Town guide, or the Palma area overview.
North: Pollença, Port de Pollença and Alcúdia
The Pollença area averages €6,311 per m² for apartments, with the port more expensive than the town. Alcúdia is cheaper for apartments (€4,592) but not for houses (€6,936). We cover this area in depth: property prices in Port de Pollença, Pollença or Port de Pollença? and the guides to Puerto Pollensa and Alcúdia. For the wider area, see the North Mallorca area guide.
Northwest: Sóller, Valldemossa and Deià
Sóller averages €6,905 per m² for apartments, but houses are cheaper per m² (€5,488) than in Valldemossa (€8,468). Markets in Valldemossa and Deià are very small, with only a handful of apartment listings, so treat their averages as indicative. See Sóller, Deià and Valldemossa and the Northwest Mallorca area guide.
South, east and the interior
Santanyí (€4,927 for apartments, €7,079 for houses) and Ses Salines are the most expensive part of the southeast. In the east, Manacor, Capdepera and Son Servera sit between €3,500 and €4,700. The interior, including Inca, Sineu and Marratxí, is where prices are lowest, but also where there is least sea-view or holiday-rental demand. See Portocolom and Santa Maria del Camí, and our area guides to South, Southeast, East and Central Mallorca.
Why figures differ between sources
Portals and indices report different numbers for the same town because they use different boundaries, listing samples and weighting. Casafari’s figures here are averages of active asking prices across listings from many portals and agents, with outliers excluded. They measure what sellers ask, not what buyers pay: the Balearic Government’s Housing Observatory reported in September 2026 that advertised offers across the islands were around 38% above actual transaction prices. Use this guide to compare areas and follow trends, and ask us for recent sales evidence before pricing a specific property.
For official context, Spain’s National Statistics Institute (INE) recorded a 13.7% year-on-year rise in Balearic housing prices in the second quarter of 2026. That index covers all housing in the islands, so it is not directly comparable with the asking prices above.
Frequently asked questions
What is the average property price per m² in Mallorca?
Apartments for sale in Mallorca are listed at an average of €5,858 per m² in Q2 2026 (Casafari). By municipality it ranges from around €9,500 in Andratx to about €2,700 in Sa Pobla. Houses are listed from about €3,200 to over €10,000 per m² of built area.
Which is the most expensive area to buy in Mallorca?
Andratx has the highest average asking prices for both apartments (€9,488 per m²) and houses (€10,213), followed by Calvià (€8,106 and €8,610). Valldemossa has the highest house prices after Andratx and Calvià, but its market is very small.
Where is property cheapest in Mallorca?
The interior municipalities: Sa Pobla, Muro, Lloseta, Porreres and Inca all average under €3,100 per m² for apartments, although some of these markets have very few listings. Prices there reflect local demand rather than the international and holiday-buyer demand that drives the coast.
Are property prices in Mallorca still rising?
Asking prices for apartments rose 9.5% between Q2 2025 and Q2 2026 and 21.8% since Q4 2023. Official INE data for the Balearics shows a similar direction, but individual areas move at different speeds.
Are asking prices the same as sale prices?
No. Asking prices are what sellers list; final prices are usually lower. The Balearic Housing Observatory put the gap at around 38% across the islands in September 2026, which is an average and not a discount to apply to any single property.
