Finding the right estate agent in Mallorca makes all the difference. Whether you are looking for a luxury villa in the southwest, a sea view apartment in Palma, or a traditional finca in the island's heartland, having someone on the ground who truly knows the market is what separates a good purchase from a great one.
Balearic Properties has been working in Mallorca since 2000. In that time we have built one of the island's most trusted portfolios of luxury homes, and our association with Savills brings the reach of a global network to what is, at heart, a very personal process.
A lot of agencies will list a property and wait. We work differently. Our team covers the island actively, from Puerto Andratx and Son Vida in the southwest through to Pollensa and Formentor in the north. We know which areas have seen the most growth, where the best value still exists, and which properties are being sold quietly before they ever reach the public market.
That last point matters more than people think. A significant share of the best luxury homes in Mallorca change hands without ever appearing on any public listing. Our clients get access to those opportunities first, through our Private Office and Secret List.
The process of buying in Mallorca is relatively straightforward for international buyers, but there are steps that can catch people off guard if they do not have the right guidance.
You will need a Spanish NIE number before you can sign any purchase contract. You will also need a local bank account. Transfer taxes and notary fees typically add between 10% and 12% on top of the purchase price, depending on the property value. Our team walks every buyer through each of these steps and works alongside trusted local lawyers and tax advisors.
For buyers coming from the UK, Germany, Switzerland or elsewhere in Europe, we are used to navigating the practical and legal questions that come with cross-border purchases. We speak your language, literally and figuratively.
Mallorca has consistently attracted serious buyers from across Europe, and that demand has not softened. Supply of high-quality luxury homes on the island is genuinely limited, particularly in the most sought-after areas. Prices in prime locations like Puerto Andratx, Deya, Son Vida and the Old Town of Palma have continued to hold firm even when broader European markets have fluctuated.
The island offers something that is genuinely hard to replicate: a combination of natural beauty, excellent infrastructure, international schools, quality restaurants and a 300-day sunshine average. For buyers looking at long-term lifestyle value as much as investment returns, it remains one of Europe's most compelling markets.
Our agents are active across the entire island. The most popular areas among our clients include:
Puerto Andratx, Andratx, Camp de Mar, Costa d'en Blanes, Santa Ponsa and Sol de Mallorca. This is the most established luxury corridor on the island, favoured by international buyers for its marina, restaurants and easy access to Palma Airport.
The Old Town, Santa Catalina, Portixol, Son Vida and Genova. Palma has evolved into a genuinely cosmopolitan city, and demand for well-positioned properties here has grown steadily.
Pollensa, Puerto Pollensa, Alcudia and Formentor. The north attracts buyers who want more space, a slower pace and access to some of the island's most spectacular coastline.
Deia, Soller, Valldemossa and Alaro. These villages in the Tramuntana mountains are UNESCO-listed and attract buyers looking for something truly special and private.
Santanyi, Cala d'Or, Campos and the surrounding area. This part of the island offers excellent value alongside beautiful beaches and a more relaxed atmosphere.
Our team is available to help you at every stage, from your first search to the day you collect the keys.
Browse All Properties View Private Listings Download the Buyer's GuideLook for agents who have been active on the island for a significant period, who are members of professional associations, and who can offer references from past clients. It also helps to work with an agency that has a physical presence on the island, not just an online listing portal. Balearic Properties has had offices in Mallorca since 2000 and is associated with Savills, one of the world's leading real estate advisors.
Yes. There are no restrictions on property ownership for EU or non-EU citizens in Spain. The process does require obtaining a Spanish NIE number (a tax identification number for foreigners), opening a local bank account, and working with a local notary. Our team can guide you through each stage.
It is strongly recommended. A local property lawyer carries out due diligence on the property, checks that there are no outstanding debts or planning issues, and ensures the purchase contract protects your interests. We work alongside a network of trusted, independent lawyers who specialise in Mallorcan property law.
Buyers should budget for between 10% and 12% on top of the purchase price. This covers transfer tax (currently 8% to 11% on a sliding scale depending on the value), notary fees, land registry fees and legal costs. We provide a full cost breakdown for any property you are seriously considering.
Our Private Office gives clients access to properties that are not publicly advertised. Many vendors prefer a discreet sale, particularly in the high-end market. These off-market opportunities are shared exclusively with qualified buyers who are registered with us.
Once an offer is accepted, the typical timeline from signed reservation contract to completion at the notary is between 6 and 12 weeks. This can vary depending on the complexity of the purchase, whether a mortgage is involved, and how quickly all parties can complete their due diligence.
Mallorca has one of the most resilient luxury property markets in Europe. Limited land availability, strong international demand and year-round appeal as a destination have helped values in prime areas remain stable over time. That said, every purchase is different, and we always encourage buyers to take independent financial and legal advice before committing.
