Home sales bounce back in March by 22.8%

The housing market is starting to move again, or at least that is what the latest data regarding the purchase of properties released by the National Statistics Institute (INE) indicates. In March of this year, the purchase of homes increased by 22.8% more than in the same month in 2013, involving 27,047 transactions and breaking a bad run of 10 months.

Operations in resale housing led the recovery with 35.5% of the sales, or 15,716 properties. Meanwhile, sales of new homes rose by 8.7% involving 11,331 transactions. INE does not want to get the bells tolling and urges to treat this improvement with caution, especially because the data is based on March 2013, when there was the Easter holiday, while in 2014 Easter was in April. Andalucia (5,715), Catalonia (3,944) and Madrid (3,941) continue to lead the regions with more sales transactions.

The increase of property sales in March is seen as the first positive news for a while, but nevertheless even INE still calls for caution.

“The shift toward optimism could be timely because of the holiday effect. Probably we will have doubts regarding these statistics next month, but it looks like a slight change of tendency,” explains Manuel Gandarias, director of the Research Unit of pisos.com.

Let us recall that the last increase was 10 months ago, as a result of the measures taken by the government in tax matters. "It appears that the gap between the taxes on the new home and the resale market continues to haunt us, since the resale transactions tripled compared to those of new developments, while last year the balance was bigger," notes Gandarias.

The director of the Office of Studies at pisos.com expects that the next statistics for the month of April could be influenced by rising property visits of foreign buyers taking advantage of the Holy Week. "In this case, we would once again have to refer to the seasonal factor. We must pay attention to the data for the second quarter in order to see if we are entering a stable recovery path which will lead to the revival of demand, "says the expert.
