A luxury development of nine buildings offers apartments with 2 or 3 bedrooms, as well as a private parking space and a storage room. There is also a communal gym, a large saltwater pool and gardens.
Based on asking prices on real estate portals, updated in July 2026, houses in Campos average €4,598/m² and apartments €3,996/m².
Asking prices on real estate portals are up 8.24% for houses (from €4,248/m² in 2025) and 5.04% for apartments (from €3,804/m²) over the last 12 months. These are asking prices, not final sale prices, and the average hides large differences between village townhouses, fincas with land and coastal properties.
Price levels depend on the location, the plot and the distance to the sea:
Houses are growing faster than apartments in the last 12 months. Because the market is spread between villages, fincas and the coast, compare properties of the same type and location.
Townhouses that combine period architecture with renovations, for buyers who want to be close to markets, restaurants and village life.
Traditional stone fincas surrounded by olive groves and larger estates on the rural outskirts, some with gardens and guest houses. Rustic land rules apply.
Contemporary villas with sea views and new-build homes, including penthouses with views over Es Trenc.
Plots subject to rustic land and planning rules. Check what can be built before buying.

The general purchase process is the same as elsewhere in Mallorca. In Campos, buyers should pay particular attention to the planning status of fincas, rustic land rules and, near the coast, the protection of the Es Trenc area.
Buyers must budget for transfer tax (ITP) on resale properties, or VAT and stamp duty (AJD) on new builds, plus notary, registry and legal fees. Rates and thresholds change, so confirm the current figures with your lawyer before making an offer.
Non-resident buyers can apply for a mortgage in Spain. Banks usually finance a lower percentage than for residents, so check the conditions before signing the reservation agreement.
The time between the reservation agreement and the deed depends on the documentation and the financing, and is normally a matter of weeks to a few months.
Holiday rental requires a tourist licence (ETV), and new licences are difficult to obtain, so investors look for properties that already hold a transferable licence. Demand is stronger near the coast. We do not offer yield promises: income depends on the property, the season and the licence.
Location, distance to the beach, plot size, condition, privacy and the legal status of the buildings are the main factors that affect resale value.
Based on asking prices on real estate portals, updated in July 2026, houses in Campos average €4,598/m² and apartments €3,996/m². These are asking prices, not final sale prices, and they vary widely between a village townhouse, a finca and a coastal villa.
The market includes townhouses in the historic centre, rural estates and fincas surrounded by olive groves, villas with sea views, new-build homes and plots, including the coastal community of Sa Ràpita.
The main areas are the historic town centre, the inland village of Sa Vinyola, the rural outskirts with estates and fincas, and the coastal community of Sa Ràpita, on the edge of the Es Trenc Natural Park.
The Es Trenc and Sa Ràpita beaches are just minutes from Campos.
Holiday rental requires a tourist licence (ETV). New licences are difficult to obtain, so check that the property has a valid, transferable licence before buying.
Check the planning status, the existing buildings, pools and extensions, access, water supply and what can be built on rustic land, as these rules affect renovation and use.
