Ibiza Property Prices in 2026

Average Price per m² in Ibiza

According to Idealista price reports, April and May 2026 (October 2025 for Santa Eulària des Riu), average prices per m² by municipality are: Sant Antoni de Portmany €6,654, Vila d'Eivissa (Ibiza Town) €7,041, Sant Josep de sa Talaia €7,585 and Santa Eulària des Riu €7,835. There is not enough sales volume for a reliable average in Sant Joan de Labritja.

Year on year, prices are up 6.3% in Ibiza Town, 7.3% in Sant Josep de sa Talaia and 7.6% in Santa Eulària des Riu, while Sant Antoni de Portmany is down 0.7%. These figures do not distinguish between a renovated villa and one that needs full work, so they are a starting point for budgeting and not a valuation of a specific property. Prime addresses, such as Marina Botafoch or Cala Jondal, run well above these averages.

Price by Property Type

Property types in Ibiza and where they are found:

  • Villas: most of the high end of the market, from contemporary architect-built homes to the white Ibicenco style. A private pool is usual above roughly €2 million, and a tourist rental licence is increasingly already in place.
  • Fincas: sandstone farmhouses with sabina wood beams, mostly in the interior, around Santa Gertrudis, San Carlos and the hills of Sant Joan de Labritja.
  • Apartments and penthouses: around Ibiza Town, Marina Botafoch and Talamanca.
  • New developments: around Santa Eulària and the area near Cala de Bou, often sold with a tourist rental licence.

Market Trends

Four of the five municipalities recorded year-on-year price growth in the high single digits in the latest data, while Sant Antoni de Portmany eased slightly after several years of strong gains.

Property Types Available in Ibiza

Villas

Architect-built contemporary homes and white Ibicenco-style villas. Plot size varies enormously: a villa in Roca Llisa might sit on 1,500 m², while one in the hills above Sant Josep can come with several hectares.

Fincas

Working farmhouses built from sandstone with sabina wood beams, often two or three centuries old. Buyers usually look for land and distance from other people rather than sea views.

Apartments and Penthouses

Concentrated around Ibiza Town, Marina Botafoch and Talamanca. A penthouse with a roof terrace and harbour view in Marina Botafoch is one of the few Ibiza assets that competes for buyers with central Palma.

New Developments

Mainly around Santa Eulària and Cala de Bou, for buyers who want a contemporary specification, a guarantee period and nothing to renovate from abroad.

Best Areas and Micro-Locations to Buy in Ibiza

  • Vila d'Eivissa (Ibiza Town): the highest property values on the island. Dalt Vila, the walled old town and a UNESCO World Heritage Site, commands a premium. Marina Botafoch and Talamanca are the modern counterpart.
  • Sant Josep de sa Talaia: the whole south and southwest, including Es Cubells, Cala Jondal, Cala Bassa, Cala Comte and Cala d'Hort. The largest municipality by area and the most varied. See our guide for Sant Josep de sa Talaia.
  • Santa Eulària des Riu: the east coast and the most family-oriented, with international schools and a working marina. Roca Llisa, Cap Martinet and S'Argamassa are the addresses that come up most often.
  • Sant Antoni de Portmany: the bay and the sunset bars, with a quieter inland half and the beaches of Cala Salada and Cala Saladeta. The most affordable of the five. See our guide for Sant Antoni de Portmany.
  • Sant Joan de Labritja: the north, the least populated and most rural, around Portinatx and Sant Miquel. See our guide for Sant Joan de Labritja.

Buying Process in Ibiza

The general purchase process is the same as elsewhere in Ibiza. In Ibiza, buyers should pay particular attention to the progressive ITP scale, the planning status of rural properties and the tourist rental licence.

Legal Steps

  1. Obtain an NIE (foreigner identification number).
  2. Make an offer and sign the reservation agreement.
  3. Carry out due diligence: ownership, charges, licences and building status.
  4. Sign the private purchase contract and pay the deposit.
  5. Sign the deed in front of a notary and pay the remaining amount.
  6. Register the property in the Land Registry.

Taxes and Fees

Buyers must budget for transfer tax (ITP) on resale properties, or VAT and stamp duty (AJD) on new builds, plus notary, registry and legal fees. Rates and thresholds change, so confirm the current figures with your lawyer before making an offer.

Financing

Non-resident buyers can apply for a mortgage in Spain. Banks usually finance a lower percentage than for residents, so check the conditions before signing the reservation agreement.

Timeline

The time between the reservation agreement and the deed depends on the documentation and the financing, and is normally a matter of weeks to a few months.

Investment Potential in Ibiza

Rental Yields and Tourist Licence

Holiday rental requires a tourist licence (ETV), and many villas and new developments are sold with one already in place, which removes one of the more time-consuming parts of the post-purchase process. Check that the licence exists and is transferable. We do not offer yield promises: income depends on the property, the season and the licence.

Resale Value Drivers

Location, the municipality, privacy, plot size, views and the existence of a tourist licence are the main factors that affect resale value. Limited supply because of environmental protection supports demand.

Things to Know Before Buying in Ibiza

  • Progressive ITP: for resale properties the rate runs from 8% up to €400,000 to 13% above €2,000,000. A €3 million villa usually ends up at an effective rate of 10 to 12%.
  • Protected land: roughly half of the island is under some form of environmental protection, and building permits outside urban zones are hard to obtain.
  • Independent lawyer: use a lawyer separate from the seller's representative to check the registry status, outstanding charges and any tourist rental licence.
  • Spanish bank account: needed for the transaction and for community fees and utilities.
  • Non-resident taxes: non-resident landlords are taxed under the non-resident income tax (IRNR), and wealth tax rules have changed recently, so get current advice from a tax specialist.
  • Pricing detail: averages do not distinguish between renovated and unrenovated properties.
