Villas in Palma are found in residential neighbourhoods such as Son Vida, Génova and El Terreno, with gardens, pools and views of the city or the bay. Palma has the island's main airport, hospitals and international schools, which matters if you plan to live here all year. Further west, Bendinat and the wider Calvià municipality offer a similar proximity to Palma with a more coastal setting.
The south-west is one of the island's best-known residential coasts. Andratx and Puerto de Andratx combine a working harbour with hillside villas facing the Mediterranean, while Santa Ponsa is known for its sandy beach and its golf courses.
In the north, Pollensa and Puerto Pollensa mix a historic town with a seafront promenade and a long bay. Many villas here are restored country houses with stone walls and wooden beams that now have modern kitchens and pools.
The north-east is known for its beaches and open countryside. Alcúdia is one of the island's oldest towns and has medieval walls. Muro borders the Playa de Muro, one of the longest beaches in Mallorca, and Artà is a hill town with larger plots and quiet access to small coves.

If you plan to rent the villa to tourists, the licence matters more than the house. Since Decree-Law 4/2025 (April 2025), new tourist places in the Balearic Islands can only be activated if the same number is deactivated first, and they are banned in multi-family buildings (source: Govern de les Illes Balears). Properties that already hold a valid licence are therefore valued accordingly.
