

Selling a house in Mallorca? Make it stand out.
1. Present it at its best
When a potential buyer walks through your front door, they need to be able to imagine themselves living there. Here are a few things you can do to help them:
- Remove clutter
It’s difficult to show off how much space a house has when it’s full! What’s more, if your house feels cluttered, it’ll feel like you, not the buyer. They need to imagine their things, not see all of yours! This might mean having a big clear-out or just a tidy before viewers arrive. - Consider staging
Alternatively, consider staging. Staged houses sell for as much as 8% more than non-staged houses.
Staging usually involves removing personal items to create a neutral and open, but inviting, space with lots of light. This might be a difficult choice if you’re particularly attached to your current set-up, but it could make all the difference. - Making repairs
Little details count! Think about mending any bits and pieces, such as door handles, taps, and even decorations, so that the house looks beautifully finished.
2. Know the current market
Of course, it’s vital to price your house correctly, but it’s also important to know what buyers look for in your area. That way, you can decide if you need to renovate or emphasise certain features based on who you’re target market is.
For instance, in a family-orientated area, a useable garden would be a particularly desirable feature.
Working with a local, knowledgeable estate agent can help you with this. They should know the market inside and out, and understand what buyers want and what sellers need to do.
3. Think about outside living
One of the best parts about living, or holidaying, in Mallorca is the gorgeous countryside and Mediterranean climate. Outdoor living is important to many buyers on the island, meaning any outside space should be in a good condition for visits.
It might be that you emphasise certain features such as a terrace with a view, hire a gardener to take care of the plants, or show off the house at a certain time of day. Kerb appeal counts, too (your buyer’s first impression on the house). Make sure to clean windows, maintain fences, and spruce up the front door for maximum effect.
4. Take good photos
Whether you or your estate agent handle the photos, they need to show your property at its best. This might mean spending a little extra on a photographer who knows how to attract buyers with lighting, colours, and the little details.
Of course, the photos still need to be realistic. There is little chance of a sale from a viewing that disappoints the prospective buyer!
5. Find the right estate agent
When you hire an estate agent, you’re hiring their skills, time, and knowledge. They can negotiate, navigate the local market, and put in the time to make your sale work. They should know how to create a buzz to attract buyers.
