How to Select a Real Estate Agent in Mallorca
The right estate agent is a key asset to your team when it comes to selling your property. Choosing an estate agent abroad might seem daunting, but everything becomes clearer when you know what to look for. Today, we are delving into eight things to look for when choosing a real estate agent in Mallorca.
1. Local expertise
A real estate agent needs to know the local market well in order to get the most out of your property sale. Take a look at not only where they’re located, but where the majority of their properties are listed and see if it corresponds well with your own.
2. A good plan of action
Selling requires some standard steps and some that are good to have. Before agreeing to sell with one estate agent, you can ask about their plan for your property, including an outline of when each step might happen.
It’s also important not to forget to ask about the finer details that can take time and add to the cost of selling your property if you need to take them on yourself, including:
- Professional photos
- High-quality videos for virtual tours
- Floor plans
- For-sale signs
3. Passion for their work
Is the real estate agent passionate about their work? How do they introduce themselves, talk about the market, and how are their properties presented?
Working with someone who really cares about your sale will mean better customer service and support, as well as more motivation to help you get the best sale.
They might also offer extras, like a complete area guide for buyers or other attractive features, to help potential buyers choose the perfect location for them.
4. A track record of similar sales
There are different property markets within the local area. For example, buyers looking for high-end commercial properties will want something different from international buyers looking for a holiday home by the sea.
Some estate agents have the expertise to cater to a wide range of clients, while others may focus on one specific niche. Have a look at the estate agent’s website and brochures, and ask for details of similar sales to yours to see whether they have expertise in your area.
5. Asking what to expect
If you haven’t sold with a particular estate agent before, don’t hesitate to ask what to expect. This also extends to finding out when and how you’ll hear from them. Should you expect regular updates, and how will they get in touch?
You might find that they are able to be more or less hands-on depending on your needs and the approach that suits you best.
6. Speak your language
… and the local language(s). Communication is key when it comes to selling a property. It’s important to feel that your estate agent understands what you need and that language barriers won’t be a problem for them.
Likewise, working with a local estate agent means that they also speak the language of the buyer, who might need more information or wish to negotiate on the property.
7. Offer the services that you want
You might be looking to simply sell your property. Or, you might be looking for other services too, like property management or rentals. Whatever you need, discuss it with your estate agent early on in the process, so you know exactly what they can help with.
8. How they’ll market your property
Selling a property means creating a buzz. If the estate agent has a good reputation, they can help spread the word about your property in the right way.
For example, at Balearic Properties, we attract buyers through our professional network, online marketing channels, Google rankings, word-of-mouth, advertising strategies, and more.
