Best Areas and Micro-Locations to Buy
- Pollensa Old Town: One of the most traditional towns on the island. Ideal if you want a lock-and-leave property you can use year-round, with restaurants, bars and an established expat community close by. Renovated townhouses typically go from around €500,000 up to €3 million. Along the Calvari steps, you'll occasionally find villas with views over the rooftops and up to the Puig de Maria.
- The Countryside Around Pollensa: Three valleys, Vall de Colonya, Vall d'Ternelles and Vall de March, hold the best land for country properties close to town. Fincas here average around €2 million, and privacy is the main draw.
- La Font: Just outside town, mostly country properties and villas. The plot size needed for legal construction here is smaller (under 15,000 m²), which makes properties more accessible, from around €1.3 million. Elevated positions here look out to the coast, and it's an easy bike ride into town.
- El Vilà: On the same side of the mountain as La Font, but closer to the Port. Buyers here are usually after sea views and quick access to the restaurants and bars down in Port of Pollensa.
- Boquer: Properties come up rarely here. It sits on the road toward Formentor, slightly above the Port and the Pine Walk, and it's one of the last places in the Port area where a serious villa can still be built.
- Llenaire: Along with Boquer, one of the only spots in the Port where you'll find villas right on or close to the sea. Front-line and sea-view properties command a real premium here.
- Port of Pollensa: The lifestyle heart of the area. It's stayed unspoiled despite a lively restaurant and bar scene, and it's a safe bet for families. - Crestatx/Subac: Probably the most underrated investment area on this list, about ten minutes from Pollensa, and demand has picked up since a fairly new international school opened nearby.
